For general contractors running 15–150 subs

Every sub's COI — collected, verified, chased, current.

SubComply emails your subs for their certificates, reads the expiry dates and coverage, chases renewals at 30/14/7 days, and shows one board of who's cleared to work today. You stop chasing paper. The board stays green.

The spreadsheet stores rows. It doesn't send the third follow-up on a Sunday night.

  • A sub shows up and can't get on site — their COI expired Tuesday and nobody noticed.
  • Friday afternoons go to chasing subs for renewal certs instead of running jobs.
  • An insurance audit lands and the "current" cert on file is missing the coverage you required.
  • You're holding a sub's payment — no valid COI, no payment — and the schedule slips anyway.
The volume problem
0 subs × 4–6 docs

= 0–25 chase-and-verify cycles a month, every month, on different renewal dates. That's $0–$375/mo of labor at even $15/hr — before one uninsured incident transfers the liability to you.

How it works

Three steps. Your subs never create an account, and the chasing happens while you're on site.

STEP 01

Send me the spreadsheet

Yes, the master spreadsheet. I do the import with you in week one — white-glove, no IT project — and every sub gets a plain upload link by email.

STEP 02

Subs get chased, not you

Certificates come in through the link — no login, no app. SubComply reads the expiry dates and coverage. Expiring cert? Automatic emails at 30/14/7 days, escalated to you only when a sub goes dark.

STEP 03

You watch the board

Red, amber, green per sub per project. "Who's cleared for the gate today?" is one glance. Audits and owner requests are a one-click export — with the full chase log attached.

Simple pricing. It's on this page, and it stays here.

Founding pilot — 15 GCs, a real cap
$149$99/mo × 3 months

White-glove onboarding · 30-day full-refund guarantee · your rate locked in writing for 12 months.

  • $99 refundable deposit reserves your slot — refundable anytime before your onboarding starts and for 30 days after, no questions. If you continue, it's credited to month 1.
  • Founding cohort onboarding begins September 2026. If your onboarding hasn't started by September 30, 2026, your deposit refunds automatically.
  • Price, spelled out: $99/mo for months 1–3, then $149/mo — and that $149 is locked for your first 12 months.
  • Price-change covenant: any future change comes with 60 days' written notice, and you can cancel before it takes effect.
  • Your data is yours. Export anytime during service and for 90 days after cancellation. Leaving takes 30 seconds and your spreadsheet won't be stale.

The 2-minute fit check. It actually gates.

The founding pilot is built for GCs with 10–100 employees running 15+ subs. If that's not you, the next screen says so plainly, I don't take your deposit, and nobody "circles back."

Your answers and any deposit record are used only to run the pilot — exportable on request, deleted on request, never sold.

The objections, head-on

"Excel does this for free."

Excel stores rows for free. It doesn't email a sub three times about an expiring WC cert or tell you at 7am which subs are cleared for the gate. If your process genuinely works — certs current, nobody blocked from site — keep the spreadsheet, seriously. SubComply is for GCs where the spreadsheet exists and subs still show up with expired certs. If you try it and disagree, leaving is 30 seconds and your data comes with you.

"This is a discipline problem, not a software problem."

One COI takes 20 minutes. Forty subs with GL, WC, auto, and umbrella on different renewal dates is 15–25 chase-and-verify cycles a month — every month, forever, and it scales with every job you win. Discipline fixes this week. Volume breaks it next month. The question isn't whether you can chase certs; it's whether chasing certs is the best use of your Friday.

"I've been cold-called by a thousand con-tech vendors. Why are you different?"

Don't take my word for anything — take the parts you can verify. The price is on this page ($149/mo, no "book a demo to see pricing"). The deposit is $99 and refundable with one email, even 30 days in, no questions. There's no annual contract. Price changes require 60 days' notice. And I'll say the quiet part: I'm building this now, with the founding cohort — that's why the deposit refunds automatically if I don't start your onboarding by September 30. If it's vaporware, you lose nothing and get to say you called it.

"A VA at $8–15/hr already does this."

Good — you already pay for the chasing, so the math is easy. A VA chasing 40 subs spends roughly 15–25 hours a month on emails, follow-ups, and spreadsheet updates: $120–$375/month, and the chasing stops when the VA is sick, quits, or is doing invoicing. Software doesn't forget the third follow-up, and it keeps an audit trail of every chase — the thing you want when a claim lands. Many GCs keep the VA for judgment work and let software do the nagging.

"Why $149 when other small-business tools are $39–79?"

Three honest answers. (a) The $39–79 tools are mostly storage and reminders — you still do the chasing. SubComply is priced against the labor: 15–25 hours/month of chasing at even $15/hr is $225–$375. (b) The price-hike playbook needs an annual contract and opaque pricing; there's neither here — price on this page, locked 12 months, 60 days' notice, cancel anytime. (c) Sub-side: your subs upload through a plain link — no account, no portal — and the emails carry your company name, because it is your office chasing them. Just automated.

"What if the cert is current but wrong?"

That's the expensive one. At pilot start, the board reads and tracks expiry dates and coverage on every cert. Endorsement verification — additional insured, waiver of subrogation, checked against each project's requirements — is the first thing built during the pilot, and founding partners get it first. That's the honest state of it, and it's exactly why I want working GCs in the room while it's built. Either way: we're software, not your broker or lawyer — we flag, you and your broker decide.

"Does this work for Canadian GCs?"

US GCs first — the pilot reads US ACORD certificates. Canadian GCs: WSIB/WCB clearance tracking is on the roadmap, and I won't take your deposit before the product actually serves you. Run the fit check, note Canada in the "depends" field, and you'll be first to hear.
